Acquisition, renovation and re-tenanting of a 4 parcel, 105,000 square foot retail and office property. One office building and two retail parcels subsequently sold in three separate transactions totaling $25 million.

Rolling Ridge Plaza/ Southridge Plaza Chino Hills CA /Fontana CA

A $20.5 million portfolio acquisition of two market/drug anchored centers totaling 206,000 square feet.

Canyon Country Plaza Santa Clarita, CA

A 52,000 square foot retail center, acquired in 1999 for a long term hold. A minor renovation and retenanting completed in 2001. Tenants include, Arby's, Conroy's, Subway, Boot Barn and 7-Eleven, among other regional and local operators.

Plaza Del Rancho Valencia, CA

A 51,000 square foot mixed use project acquired from Newhall Land and Farming in 2001. At acquisition the property was 78% occupied and included a vacant 28,000 square foot piece of vacant land. The land was subsequently ground leased to 7-Eleven/Citgo Gas, and the property leased to 100% occupancy and refinanced for a long term hold at a value of $15 million in 2004.
